Idalia's pocket bounded by University Drive and Nathan Street recorded 47 sales to buyers aged under 35 in the first half of 2026, up from 29 in the same period two years earlier.
The shift coincides with expanded shifts at Lavarack Barracks and new postgraduate intakes at James Cook University, both of which have increased demand for properties within a 10-minute drive of the base and campus. Townsville City Council's 2025-2028 housing acceleration program has fast-tracked approvals for townhouse projects on former light-industrial sites along University Drive, adding 180 dwellings scheduled for completion by December 2027.
Young professionals cite proximity to the Townsville Hospital precinct and the new Defence Science and Technology Group facility on Stuart Drive as decisive factors. Several buyers have also referenced the 2026 opening of the expanded Townsville RSL Club on Ingham Road, which now offers co-working spaces and after-hours dining within walking distance of the gentrifying streets. These amenities sit alongside established parks such as Anderson Park, where weekend markets have expanded to twice monthly since March.
CoreLogic data released last month showed the median sale price in the University Drive-Nathan Street pocket reached $445,000 in June 2026, compared with the broader Townsville median of $390,000. Rental yields for three-bedroom houses in the same pocket averaged 6.1 percent, with median weekly rents at $520. Domain's investor survey for the March quarter noted a 14 percent rise in listings from interstate owners seeking to capitalise on military relocation allowances.
Properties currently listed in the target streets range from 1970s brick homes requiring cosmetic updates at $410,000 to newly completed dual-key townhouses at $485,000. Prospective purchasers are advised to check flood mapping updates released by Townsville City Council in April and to confirm body corporate fees on any strata-titled units before making offers. Settlement times remain steady at 30 to 45 days, with several local conveyancers reporting increased pre-approval activity ahead of the next defence posting cycle in October.
