Townsville auction clearance rates reached 68 percent in the June quarter, up from 61 percent in the same period last year, according to data compiled by local agents tracking results across 42 listings.
The lift arrives as the city records continued inflows from defence personnel and Queensland buyers priced out of southern markets, where median prices sit well above the $390,000 mark recorded here. Auction outcomes now serve as an early indicator for price direction heading into spring, particularly when stock remains limited in established pockets.
Properties in Idalia and Bohle Plains accounted for more than half the cleared auctions, with three-bedroom homes on streets such as Ross River Road and Hervey Range Road attracting multiple registered bidders. The presence of the Townsville RAAF Base and the nearby Lavarack Barracks underpins steady turnover in these corridors, where families often seek homes within a short drive of base facilities.
Investor activity also featured, with yields reported at 6 percent or better on units near the Townsville City Council’s riverfront redevelopment zone. Buyers cited the combination of rental demand from military households and lower entry prices compared with coastal Queensland centres.
Median house prices across Townsville held at $392,000 through the quarter, with cleared auctions in Idalia showing a 4 percent lift on comparable sales from March. One four-bedroom residence on Charles Street sold for $485,000 after three rounds of bidding, while a similar property in Bohle Plains fetched $465,000 on the same day. These results contrast with passed-in listings in outer estates where vendors held firm above agent expectations.
Agents expect the July clearance round to test whether the current rate holds once winter listings increase. Prospective buyers are advised to review recent comparable sales on the Townsville City Council planning portal and arrange pre-approval before attending inspections scheduled for the next fortnight.
