Townsville auction clearance rates reached 72 percent last month, with 18 of 25 properties selling under the hammer at an average of $412,000.
The figures matter now because national reports show falling prices in capital cities while local stock remains tight and demand from the defence sector continues to underpin values in the $350,000 to $450,000 band.
Properties along Woolcock Street in Idalia and new estates in Bohle Plains drew the strongest bidding, where Defence Housing Australia programs and the Townsville City Council’s growth corridor incentives have lifted buyer numbers since March.
CoreLogic data released this week placed the Townsville median at $389,500, up 2.1 percent over the past quarter, while gross rental yields for investors averaged 6.2 percent in the same period.
Four-bedroom homes on Ross River Road in Idalia cleared at a 78 percent rate, with two lots selling above reserve after campaigns that lasted under three weeks. In Bohle Plains, blocks near the new Townsville Hospital expansion site attracted first-home buyers backed by Queensland’s regional first-home owner grant, which covers up to $30,000 in stamp duty relief until June 2027.
Local agents noted that data-centre proposals flagged elsewhere in Australia have not yet reached Townsville planning applications, leaving investor interest focused instead on established rental stock near Lavarack Barracks.
Sellers preparing listings for the August auction round should review recent comparable sales on Woolcock Street and in Bohle Plains to set realistic reserves. Buyers holding pre-approval should inspect properties listed before the end of July, when fresh stock from the military relocation cycle typically appears on the market.
