Townsville City Council approved three new residential projects on 7 July that will deliver 450 homes across Bohle Plains and Idalia by June 2028.

The decisions arrive while the Queensland median house price sits near $390,000 and military families continue to drive demand near Lavarack Barracks. Developers now face tighter state environmental rules on stormwater, yet council staff cleared the applications after the projects met updated flood mitigation standards introduced last December.

Projects target two growth corridors

One 180-lot estate will sit on the western edge of Bohle Plains beside the Bohle River trail. A second 220-lot development will occupy land off Stuart Drive in Idalia, within walking distance of the new North Queensland Stadium shuttle stop. Both sites include provisions for a small neighbourhood park and shared pathways that link to existing bus routes.

Local real estate agents report investor inquiries have risen since the approvals, with yields holding above 6 per cent on comparable three-bedroom homes in the same streets. The projects also reserve 15 per cent of lots for the federal Defence Housing Australia program, which supplies rental homes for posted service personnel.

Recent sales data from CoreLogic shows Idalia median prices rose 4.2 per cent in the past 12 months while Bohle Plains values increased 3.8 per cent, both outpacing the broader Townsville average. Construction is scheduled to begin in September, with the first homes expected to reach the market by early 2027.

Prospective purchasers should contact the council's planning counter at 103 Walker Street for the latest staging plans and infrastructure contribution schedules. Investors targeting the 6 per cent yield band may want to compare the new estates against existing stock in neighbouring Heatley and Murray before off-the-plan prices firm.
