Townsville City Council approved the final stage of the link in March after traffic counts on the existing two-lane section hit 22,000 vehicles a day. The work matters now because defence expansion at Lavarack Barracks and new mining support jobs have pushed inner-suburb rents above $550 a week while Bohle Plains listings still average $465,000.

Buyers are already moving from Kirwan and Idalia to the new release at North Shore Estate on High Vista Drive. The estate sits 4 km from the new interchange and 12 km from the Townsville Railway Station, where Queensland Rail runs 14 peak-hour services to the city each weekday. Local real-estate offices report 47 contracts signed in the past six weeks, mostly to first-home buyers using the state’s $30,000 regional home grant.
Investor activity has lifted too. Median house prices in Bohle Plains rose 9 per cent in the past 12 months to $452,000, according to CoreLogic data released last week. Gross rental yields sit at 6.2 per cent, above the Townsville-wide average of 5.4 per cent. Three-bedroom homes on streets such as Riverbank Drive and Pioneer Crescent are leasing within 11 days at $520-$540 a week.
The council’s 2026-2030 transport plan lists the link road as stage one of a larger northern corridor that will eventually connect to the proposed Townsville Ring Road duplication. Stage two, due for tender in 2027, includes a new bus interchange at the Bohle Industrial Estate that will serve both residents and workers at the nearby Lavarack logistics hub.
Prospective buyers should check flood mapping on the council’s online portal before signing contracts, as parts of the new estates sit in the 1-in-100-year overlay. Settlement agents recommend locking in finance now, as the Reserve Bank’s July cash-rate decision is expected to influence lending margins within weeks.
