Proposed Rezoning Could Transform Bohle Plains Suburb

Townsville City Council lodged a rezoning application on 2 July 2026 to shift 85 hectares in Bohle Plains from rural to residential use, clearing the way for up to 650 dwellings including townhouses and units.

Site sits between established growth corridors

The parcel runs along Mill Road and borders the southern edge of the Bohle Plains industrial precinct, two kilometres from the new Townsville Hospital expansion site. Residents in nearby Idalia already use the same Bruce Highway exit, and council traffic counts show 18,400 vehicles daily on that stretch.

Townsville’s median house price sits at $390,000, still below the state average, yet stock in Bohle Plains has turned over in an average 19 days this quarter. The rezoning documents forecast the first lots could reach market by mid-2028 if the state planning minister signs off before December.

Submitters have until 29 August 2026 to lodge feedback through the council’s online portal or at the public information session scheduled for 15 August at the Townsville Civic Theatre. Approval would trigger a requirement for 15 percent affordable housing under the city’s inclusionary zoning policy.
